Why we do not put an accuracy percentage on this
Valuation tools in this market routinely advertise a headline accuracy figure. A number like that is only meaningful if you also say accurate against what, over what period, and on what sample — measured against registered transaction values, back-tested, with the error distribution published. Almost nobody quoting one has done that work, and a buyer who checks will find out.
So this tool tells you the things that actually let you judge it instead: how many comparables it found, how far apart they were, and which ones they were. Where there are too few to say anything, it says so and stops. That is less impressive on a landing page and considerably more useful in a negotiation.
What it is not: this is derived from asking prices on listings, not registered transaction values, and Indian industrial property typically settles below asking. It takes no account of title, approvals, sanctioned load or condition. It is not a valuation under the Companies (Registered Valuers and Valuation) Rules, 2017, and it must not be presented to a lender as one.
