We would rather be plain about the limits of what this platform can tell you than bury them. Someone reading this is about to commit crores, and being vague about uncertainty would not be doing them a service.

Estimates are estimates

Every figure our calculators and reports produce is an estimate computed from published policy and from the numbers you gave us. Change an input and the answer changes. Where we have assumed something on your behalf — a working capital cycle, a power spend, a debt ratio — we say so on the same page as the figure, and you should replace it with your own number as soon as you have one.

No incentive, approval or loan is granted by us

Subsidies are sanctioned by state industrial departments. Approvals are granted by pollution boards, fire services, factory inspectorates and development authorities. Loans are sanctioned by banks. Each applies its own judgement to your specific case. We can tell you what the policy says and what usually happens. We cannot tell you what a particular officer will decide, and anyone who claims otherwise should worry you.

Policy changes without notice

State industrial policy is amended by government order, sometimes with retrospective effect and rarely with advance warning. A figure that was correct when generated may not be correct when you apply. We re-verify our encoded schemes on a rolling basis and disable any scheme that has gone unverified for six months rather than continuing to quote it — an unavailable answer is better than a confidently wrong one.

Figures marked “indicative”

Some provisions in our free calculators have not yet been individually verified by our team against the source document. Those are labelled indicative wherever they appear. They are there to show you the shape of a benefit, not to be relied on. Our paid reports are prevented by the software from containing them at all.

Property listings

Listing details come from owners and agents. We check what we reasonably can, and a “verified” marker reflects a specific verification act we actually carried out and recorded — not a general impression. It does not warrant title, encumbrance status, permitted land use, or fitness for your process. Commission your own title search, encumbrance certificate and land-use confirmation before you pay for any property.

What we are not

• We are not registered valuers. Our valuation notes are indicative market views and are not valuations under the Companies (Registered Valuers and Valuation) Rules, 2017.
• We are not chartered engineers, and we do not issue engineering certificates.
• We are not investment advisers registered with SEBI, and nothing here is a recommendation to invest.
• A Detailed Project Report is a business document. Where a lender requires a report signed by a chartered accountant, that signature is a separate professional act under a separate engagement — and we will tell you when it is needed.
